Driveway: Our driveway is very steep and shared. The view comes at a price. We do grade it and plow it to keep it as drivable as possible, thought its challenging regardless.
Heating: Heating in the mountains is not fast. We provide multiple heat sources at either cabin but if you want it to be excessively warm in the winter please be aware that it will take time or involve using our multiple forms of heat to get it to your desired temperatures.
Bears: Are an issue spring-fall. They can get into your cars and make huge messes with trash bags. Keep food out of your cars, lock them and the house at night. Yes, they have opened our car doors before. Do not leave trash outside unless in the bear proof trash cans. If the trash can isn’t there please let us know as they like to throw them into our neighbors yard or carry them into the woods. Also keeps pets leashed if staying at Skiers Right! 
Dirt Road: The road to our house is dirt once you leave the highway. It is maintained but its often washes out of gets pot holes. In the winter there are also snow drifts and it is plowed by the community HOA/residents. 
Storms: In storms the power regularly goes out without warning and is completely out of our control. They rarely last more than an hour or two. We do have emergency power back up systems for both houses in long outages.
Snow: We get a lot of snow with our elevation. It is an absolute MUST to have 4x4 Oct-May and recommended year round. AWD does not cut it in our area unless it is accompanied with snow tires/chains. My last car was AWD w/ snow assist and we used tire chains, it got stuck multiple times and we never drove it again to the cabin in the winter, don’t be me. Please come prepared as there are limited resources for quick affordable rescue. 
Fires: No open exterior wood fires are to be had on the property ever. We are in a fire risk area and cannot risk it to ourselves or our community. Please enjoy the natural gas fire pits provided on the deck and keep the wood in the house fireplaces contained.
Direct booking in its simplest form is cutting out the middle man to reduce both your and my cost. Platforms like Airbnb* can charge you almost 15% and hosts around 5% onto of the actual cost of the booking stay/fees. By booking directly you will always get the best rates for price per night. It also gives me a direct way to reward guests that want to book multiple times by offering return guest discounts and special pricing which is challenging or not allowed on Airbnb. If you want more security or insurance for your trip then I would strongly encourage you to use Airbnb to book your trip as we do not offer a trip insurance option for cancellations at this time.
*Starting October 27th, 2025 Airbnb will now penalize hosts that use software like us and put the full Airbnb fee onto our family business so now more than ever direct booking is the way to support a family business like ours. We are not a large hosting company and we are not exempt from this new fee change. Not to mention they also highly monitor messages between hosts and guests with AI so I have to be less transparent on certain topics or my listings can get removed. That's not how we want to do business anymore.

While remote, we  ask that you respect our neighbors privacy by not wandering on their private property
HOT TUB
-Maximum of 6 guests may use the hot tub at any given time.
- The bromine floater must stay in the hot tub to maintain the pH balance. Please do not remove or put in the filter section.
-Please rinse in the shower prior to entering the hot tub to ensure a clean hot tub.
-If hot tub requires a drain and refill due to excessive dirt, broken glass or products not suitable for hot tubs, guests are responsible for the $400 fee.
SEPTIC TANK
This home has a septic tank. Absolutely no items other than human waste and provided toilet paper are allowed to be flushed down the toilets.
NO PERMANENT RESIDENCE
Guests agree that use of the property is on a temporary and transient basis only; that guest may not use the property as a permanent residence; and that guest’s permanent residence is and will remain elsewhere than at the property.

CANCELATIONS
We have a strict cancellation policy on every platform for either cabin, non-refundable after 24hrs. Good mountain staff is hard to come by, especially reliable ones. It has taken us years to find the right partners to make sure your stay is elevated. We have to ensure the security for ourselves and our staff as we are small businesses in a rural community that depend on these reservations that are otherwise hard to fill especially when cancelled last minute.
If you want flexibility in your reservation Airbnb is the right booking platform for you as they offer an add-on trip insurance and a partial-refund option at a higher price. You will however not get the best rates as by booking directly it automatically saves you 15% by not paying Airbnb service fees.
Alternative Insurance options: You can always evaluate your credit cards trip insurance policy as an alternative form of trip insurance, the credit card fee you may pay is often covering services like this. Or there are independent companies for add-on trip insurance policies like this one with Faye, I haven’t had anyone use them before but they come highly recommended from other professional hosts.

Booking dates that are 2 months out require longer minimum nights to accommodate for people looking for longer bookings. As your desired dates come closer about 1.5-1 month out the minimum night requirement drops opening up those weekend stays. For cabe TV we do not provide this service. We do have smart TV's where you can easily log in to your preferred subscription to watch whatever you'd like.
We think Nature is the best screen so we do only have TV's in the main living area and the Game Room (because we like sports and family movie night too!).
We do not offer travelers insurance though our site. We are too small to offer this. I do not 3rd party ones that I can help you get connected with if this is a service you may need just ask and I can help.

Coffee, filters, tea selection, spices, olive oil, tampons/pads, baby gear, light toiletries if you forget something. This is our cabin that we use too so we try to stock it as full and hygienically as we can. If there's something you want to confirm just ask us! If you feel there's something missing or something runs out feel free to let us know! We want you to feel like it's your cabin too.
We have a general store 5 mins away they do stock essentials and some light groceries/pantry/over-the-counter items.
True grocery store is 15 mins away in Fairplay. The prices are high but the selection is quality for the mountains.
Always best to buy in bulk in Denver/Conifer before coming over the pass to the mountains. Your dollar will go father this way but if you forget something we do have things close enough by!

Absolutely! We recommend 4x4 year round! Our driveway is very steep, the weather at high altitude is unpredictable, we're off a dirt county road, and it's just safer this way.
4WD is REQUIRED in the winter months, October through May.
AWD is not recommended in winter unless you have snow functions with heavy tread or snow tires. *DON'T BE ME: I (Yvonna) used to have an AWD SUV vehicle with snow function but my tires were too low profile to make those functions work. This resulted in my tire popping from the chains we added for traction and a tow to Denver plus getting stuck in the snow drifts 2 times before that. Please don't rely on AWD unless you have the proper vehicle/tires.
Summer: We don't require it for summer reservations though we do recommend it as rain storms can happen making the road muddy or washed out. Our driveway also gets washed out from the snow melt and is often bumpy even with grading every year. That being said I've seen guests make it up in older impalas with no problem. Assess your comfort, the weather, and driving skills before heading over the pass.
We are not liable for towing expenses or vehicle damage. We do plow in the winter regularly and grade/rock as needed every year till we can afford proper driveway in fracture to be put in.

Absolutely! We are in a rural neighborhood at the base of Quandary Peak Mountain with a creek below our valley. We are so fortunate to have lots of wildlife all around us! Foxes, chipmunks, mink, deers, black bears, and moose!
Moose in the rut of fall and in the spring with babies are extremely territorial please give lots of space if you're fortunate enough to see one!
Bears are very active with vehicles and trash if it's not managed properly in the spring-fall months. They will make a mess of a trash bag all over the property and open your car/cabin if you do not lock it. Don't leave scented items or food in your vehicles even if you lock your car. In Winter you don't have to worry about them as they are hibernating.
Foxes are quite curious and friendlier than they should be. As cute and dog like as they are please do not feed them and dispose of trash properly so they don't eat trash and make a mess. Ensure to give lots of space even though they seem like they want to be friends.
Yes of course we do! It is a case by case basis so please feel free to reach out. We are a small family run operation so any content stays are a loss for us in terms of revenue, at the end of the day we do have bills and mortgages just like you. We value you, your content, work, and time but please be aware that we rarely do completely hosted stays and have a creator budget for the year that we have to stick to. Our ideal candidate is someone who is Colorado based with travel, family, health, and outdoor niches.
